Role of a Real Estate Agent and a Real Estate Consultant

Real estate agents assist in buying and selling of property. They are
quite popular and most real estate transactions are carried out through
real estate agents. Relatively new is the role of a real estate consultant
in the real estate market. Their roles are quite different though they
seem similar to each other.
The objectives of the two are very different as well. Real estate agents
are involved with selling of houses. He is mostly concerned with making
a profit out of the sale of the house. As such, his relation with the
client would be slightly different.
A real estate consultant, on the other hand is not involved with the actual
selling of the house. His main aim is to meet the client�s real estate
needs. Unlike an agent, his profits are not based on the sale of the house;
rather it is based on the services offered to him. A consultant might
seem impersonal and unbiased in his approach but that is because he needs
to make an unbiased decision based on objectivity. He�s concerned about
the real estate situation and not any specific outcome.
A real estate agent is keen on convincing the client to purchase the house.
For a consultant, the purchase of a house is irrelevant. If he feels that
the house is not up to the mark he would be honest with his clients and
advice them against buying the property. Time is of prime importance to
the consultant. He does not waste either his or his client�s time. He�s
main task is to scrutiny every property and would advice the ones that
would be a loss. The real estate consultant would as many questions regarding
the client�s choices and needs and he will look for the best property
that would match the needs of the client to the best extent. An agent
on the other hand, believes all his client�s needs would be met with the
sale of a house.
Though a real estate consultant�s services seem more comprehensive, it
would be wrong to believe an agent�s task is limited. Each professional
has his own space in the business and their effectiveness would depend
upon the real estate goals and requirements of the consumer. Having good
knowledge about their role differences will only make the consumer make
the right decision as to who to hire based on his personal real estate
assessment.
